Technical discipline. Genuine accountability.
VELION TECHNICAL SERVICES L.L.C is a Dubai-based technical services company maintaining, repairing and refinishing the buildings that people live and work in.
A technical services company organised around the building, not the invoice.
Velion Technical Services L.L.C provides building maintenance, air conditioning, electrical, painting and fire-rated coating services to residential, commercial, corporate and industrial clients across Dubai.
We were formed around a straightforward observation: most building problems are not caused by a single failed component, but by maintenance that was never planned. A cooling unit that fails in mid-summer, a distribution board that trips repeatedly, a facade coating that peels within two years — these are usually symptoms of deferred inspection and improvised repair.
Our answer is to bring engineering discipline to maintenance work. Scope before mobilisation. Approved methods and materials. Trained people. Documented outcomes. Whether the engagement is a single repair or a multi-year maintenance contract, the standard is the same.
What we are working towards, and how we intend to get there.
Five principles that decide how we work.
These are not aspirations on a wall. They are the practical tests we apply before, during and after every engagement.
Integrity
We report what we find, including findings that are inconvenient. If a specified finish cannot be achieved on a given substrate, we say so before work begins.
Precision
Measurements, film thicknesses, torque values and coverage rates are treated as requirements, not suggestions. Detail is where maintenance either succeeds or fails.
Reliability
Programmes are honoured. When something moves, we communicate the reason and the revised date rather than leaving a client to chase an answer.
Safety
Access, isolation and permit requirements are established during assessment. Nobody works around a hazard that has not been identified and controlled.
Clarity
Plain language, written scopes and honest advice. Clients should never need a technical background to understand what is being proposed.
Stewardship
We maintain assets as if we will be the ones returning to them next year — because in a maintenance relationship, we usually are.
Quality is a sequence, not an inspection at the end.
Every Velion engagement follows the same sequence. It is deliberately unglamorous, because the alternative — starting work and hoping the detail resolves itself — is how buildings end up with repeat failures.
Technical assessment
Condition, systems, access, safety constraints and occupancy are established on site before any proposal is issued.
Written scope and method
The proposal states method, materials, sequence, programme and acceptance criteria — agreed in writing with the client.
Controlled execution
Approved systems and trained personnel, with housekeeping, protection of occupied areas and progress communication throughout.
Verification and handover
Completed works are checked against the scope, defects are closed out, and findings plus recommendations are documented.
Planned follow-up
Where an asset would benefit from scheduled attention, we set out the preventive programme and inspection intervals required.
Integrated trades, coordinated under one technical lead.
Because building maintenance, cooling, electrical and coatings are all delivered in-house, the trades are sequenced correctly rather than bolted together. Electrical isolations happen before ceiling works. Coating substrates are prepared before finishes are applied. Inspection findings inform the next scheduled visit.
- Multi-trade coordinationOne programme covering fabric, cooling, power and finishing works.
- Approved systems and materialsCoatings, sealants, consumables and components matched to substrate and exposure.
- Correct trade sequencingIsolations, access, preparation and finishing planned in the right order.
- Documented condition recordsInspection notes that build a picture of the asset over time.
We work around the people who use the building.
A maintenance programme that ignores occupants will always be compromised. We ask how a property is used — trading hours, prayer times, school runs, shift patterns, tenant fit-out schedules — and build the programme around those realities.
A single point of contact
Clients deal with one accountable coordinator rather than chasing individual trades.
Programmed access
Visits arranged around occupancy, with notice given and areas reinstated afterwards.
Plain-language reporting
Findings explained without jargon, with photographs and clear recommendations.
Flexible engagement
Single reactive works, planned programmes or full annual maintenance contracts.
Two very different operating environments, one technical standard.
The reasons clients stay with us beyond the first job.
Maintenance relationships are won on consistency. These are the qualities our clients tell us matter most.
- Assessments before quotationsYou receive a scope based on what was actually inspected, not a rate card.
- Honest technical adviceIf a repair is not the right answer, or a coating system is not suitable, we say so.
- One accountable coordinatorA single point of contact across all technical divisions.
- Standards that hold on inspectionWorkmanship that satisfies the client, the specifier and the regulator.
- Continuity of teamsThe people who assess the asset are familiar with it when they return.
Put your building's technical systems in disciplined hands.
Arrange a technical assessment and receive a written proposal covering scope, method, materials and programme — with no obligation to proceed.
